What it is

USDA loans are backed by the U.S. Department of Agriculture for homes in eligible rural and suburban areas. A large share of Texas qualifies, including towns just outside the major metros.

How it works with a broker

Two things decide USDA eligibility: the address and your household income. I check both before you start house hunting so you know which areas to search.

USDA loans go through an extra approval step with the agency, so I build that time into your contract dates from the start.

Common questions

Does the home have to be on a farm?

No. Most USDA loans are for ordinary houses in ordinary neighborhoods that happen to sit outside city population limits.

Is there mortgage insurance?

USDA charges an upfront guarantee fee and a small annual fee. Both are typically lower than FHA mortgage insurance.
